The downside to this purchase is that the economic crisis has slowed down the completion of the golf course, but there is no reason why the course will not be completed allowing for capital growth and strong rental yields

An incredible find by our team !! A 150m2 house in need of renovation but with bags of potential. The property is of concrete and brick construction and comes with a garden which is approx 600m2. The garden has fruit trees and grapes. The property is in an elevated position from the main village road, which is an asphalt road accessible all year round.
The property currently has main living quarter (1st floor) accessed by an external staircase which has an entrance porch, living room, kitchen and dining room. The ground floor has four rooms which could be made into bedrooms, toilet & bathroom(s). There is also a roof/attic which is incomplete but could be used as an extra bedroom/relaxtion area.

The area is very beautiful with many holiday homes owned by bulgarians and foreigners. The area is truely breathaking and is a wonderful investment for someone who has the time and desire to renovate this property to a modern standard.
The renovation would be pretty trouble free with the main tasks of installing a sceptic tank, checking/replacing roof tiles, installing new UPVC windows, new electrics and plumbing, insulation of building, modern bathroom, kitchen and flooring....whilst this may sound a heavy workload with the right team to manage the build and cost out the project the new lucky owner will find that the costs can be kept very reasonable. The eventual value of the property will increase through renovation but of course the prices for modern properties with glorious views usually demand a premium asking price.

Location, Location, Location....Isn't that what we are all told to look for when buying property abroad ? Well this surely is a great location. Easy transit to Sofia by car, bus or train - under 50 minutes is a perfect commuting distance.
The local village has your immediate amenities available in the small stores. Another larger village is 2km down the tarmac road which also has larger supermarkets should you require something in particular. 15km away is the town of Svoge, which has banks, supermarkets, hair salons, cafes, DIY stores, builders yards...almost everything you need to save a trip to Sofia.
We think this is a great opportunity and recommend viewing this area. If the property is not quite right for you, then there will be other properties but not necessarily at the same asking price.

Elenite itself is a new modern resort with nice beaches, hotels, bars and restaurants. It is quiter than some of its neighbouring resorts like St Vlas and Sunny Beach but this is often a better choice for long term investment growth and happiness of the property owners. It is very eay to catch a bus down the road to the busier resorts if you want more life and a party atmosphere.
