Bulgarian Property - "Still An Unrivalled Investment !" Bulgarian Property Bulgarian property has continued to provide investors with solid returns, the current growth rates for Bulgarian property is currently 25%. Market analysts expected a downturn in 2007 compared to 2006, however the statistics provided by the national institute show that in fact Bulgarian property is still the best investment markets in Europe and now the world. The capital city, Sofia has perhaps been the leading destination, which is proving to be a very succesful and fast developing internal market and can be just as rewarding for the increasing number of foreign investors. Most of the developers in Sofia are fortunate enough to be able sell off plan residential apartments and retail units within no time at all; which is a very good sign The fact that Bulgarians are selling their property in rural locations and moving to the capital city for work is further stimulating and strengthing the internal markets. Statistics show that capital growth in Sofia reached an amazing 37% in 2007. The important factor to consider with investing in Sofia is that the prices per sqm for residential units and retail units are still way below those of offers currently available in cities such as Prague, Budapest, Talin and other Eastern European countries. Food for thought that there is still room for growth. Its not all about Sofia, rural locations can bring solid returns over a 5 - 10 year investment period. Investors have to be patient with Bulgarian property. The avergage spend of buyers looking to snap up Bulgarian property loated in charming rural or mountain villages is approximately 25,000 Sterling accroding to Homefinders Bulgaria. Investors are prepared to invest in the region of 35 - 45,000 sterling for renovated properties close to historical or cultural towns and of course tourist attractions. The rural villages can provide some amazing properties at relatively low prices however, before a purchase is brokered an investor should have in place a renovation quote to fully understand the potential of flip selling. The chances are the rural property is likeley to take soem time to resell as most investors have the same idea and competition for good priced renovation projects and subsequent resales remain high. With this in mind investors should try and spread their property portfolios by continuing to speculate in the established tourist resorts such as Bansko, Borovets, Sunny Beach, Varna, Burgas and Pamporovo specifically for Bulgarian Apartments. Purchasing Off Plan units will save you around 30% compared to pre-built apartments. The scope for further price increases in these resorts remains positive even if a natural price correction does coccur in some resorts, the tourist market is still in its infancy compared to established countries. In fact some of the well established countries are now seeing a decline in tourist numbers now that Eastern Europe and Bulgaria continues to be discovered. Off Plan Investments are great if you are prepared to hold to your assett and leverage capital at a later date for further purchases, so be careful if you are advised by any sales company who tell you to purchase and then sell before completion. In the past investors, specifically active within the Spanish markets have been promised huge returns by selling on the assett before completion only to be stuck with a property that they then cannot afford to finance. Investors should only purchase a property if they can afford it..... Investors and holiday home buyers should always remember the golden rule of being in the right location will pay dividends in the short and long term. If budgets allow then after location comes quality, ideally a 4 or 5 star complex will also pay dividends, then of course comes the price. If you have a very limited budget and cannot quite afford the best location and best quality then you should still consider that a cheaper property can still bring you returns, but of course will not be as solid as the higher priced premium properties. Sometimes the lower priced properties can sell much quicker as they will usually remain affordable on the resale market compared to the higher priced offer, so essentially investors with smaller budgets can still make returns and increase portfolios you just have to accept that maybe smaller gains are needed over a number of purchases and of course over more fequent periods to realise those big profits in the long run.
